Can foreigners obtain financing in Brazil
January 14th, 2026 · 1 min read · Weimer Law
Foreigners can obtain mortgage financing in Brazil, but availability is more limited than in North America or Europe. Brazilian banks may lend to foreign buyers who hold valid CPF, demonstrate stable income, maintain compatible banking relationships, and meet internal credit policies. Non-resident foreigners generally face stricter requirements, higher down payments, and longer approval timelines than Brazilian residents.
Financing availability
Most international buyers purchase with cash remitted from abroad under Central Bank of Brazil regulations. Cash purchases simplify closing timelines, reduce approval uncertainty, and eliminate mortgage contingency complexity in purchase contracts. Buyers exploring financing should begin bank pre-qualification early, as property appraisal, life insurance, fire insurance, and documentation requirements can add weeks or months to the schedule.
Cash purchases
When a mortgage is involved, your lawyer coordinates closing mechanics to ensure escritura pública execution and land registry recording align with bank disbursement conditions, lien registration, and mortgage cancellation procedures upon future sale. Independent legal counsel is advisable even when a bank provides its own documentation.
