Document requirements vary by buyer nationality, civil status, property type, and whether the buyer is an individual or entity. Typical individual buyer requirements include: valid passport; CPF registration with Receita Federal; civil status documents (birth or marriage certificate) with Hague Apostille and sworn translation when issued abroad; proof of address; banking documentation supporting foreign exchange registration; and a power of attorney with apostille and translation if closing remotely.

Corporate buyers require additional documentation including articles of incorporation, bylaws, board resolutions authorizing the purchase, signing authority proof, and Brazilian tax registration where applicable.
