Can Canadians buy property in Brazil
January 11th, 2026 · 1 min read · Weimer Law
Yes. Canadian citizens may acquire urban property in Brazil under the same general rules applicable to other foreign nationals. There is no prohibition on Canadian ownership of apartments, houses, or commercial units in cities such as Florianópolis, São Paulo, Rio de Janeiro, or Balneário Camboriú, provided standard documentation and registry requirements are met.
Ownership rights
The purchase requires a valid CPF, comprehensive due diligence on the property title, payment of ITBI and notary fees, and property registration at the land registry. Canadian buyers often coordinate with Canadian tax advisors regarding worldwide income reporting while Brazilian counsel handles local transfer taxes, escritura pública coordination, and registry formalities.
Purchase requirements
Funds must enter Brazil through authorized banking channels with proper foreign exchange registration. Many Canadian clients purchase vacation homes in Santa Catarina and rental investments in southern Brazil without being present for every closing step. A real estate lawyer in Brazil provides bilingual contracts, ITBI calculation, and full closing representation — including remote acquisition when travel from Toronto, Vancouver, or Montreal is impractical.
