What is a Cartório and why does it matter

Cartório is the Brazilian notarial and registry office system — a network of legally delegated private offices performing essential public functions. Property transactions involve two principal cartório types: the Cartório de Notas (notary office), where the escritura pública is drafted and executed, and the Cartório de Registro de Imóveis (land registry), where ownership, liens, and transfers are recorded on the matrícula.

Cartórios are not optional intermediaries but mandatory institutions for property transfer in Brazil. No valid urban property sale is complete without passing through both systems in proper sequence. Documentation standards, fee schedules, and processing times vary by office and city.
